What are the NHA's normal hours of operation?

Monday thru Friday 8:30AM – 4:00PM. We are closed for all Federal Holidays.

How do I apply for the housing programs?

You can apply Monday thru Friday 8:30AM to 3:30PM at the Main office located at 40 Walsh Road; Newburgh, NY. You can also contact us over the phone if you want an application mailed to you. [NOTE: Currently we are ONLY taking applications for Public Housing]

Where can I use my Section 8 Housing Choice Voucher? 

You may rent in the City of Newburgh, the Town of Newburgh, and limited areas  of New Windsor. Your voucher may also be used as portable. 

Can I have a pet (for example, a dog or cat)?

In conventional housing: Yes; there is a 100.00 security deposit fee (refundable when the pet leaves the premises if there is NO DAMAGE) for a dog/cat. Also, there is a monthly fee of $5.00 which is added to your monthly rental payment. Lastly, the pet must be licensed with the City of Newburgh, have all necessary shots, be spayed or neutered and NHA needs a picture of the animal.

Do you provide emergency housing?

No.Applications are logged by date and time and we call as vacant units are available based on the date and time of application.

How much do I need to move in and is there a security deposit?

The rent is based on 30% of your gross household income minus any allowable deductions. Yes everyone pays a security deposit based on the amount of the monthly rental payment.

Who is responsible for utilities?

At our family sites, the resident is responsible for the electric and the service must be under the leaseholders name.

How long is the lease?

One full year. The Lease does not renew automatically and each Tenant must recertify yearly to ensure that their status is within said Public Housing Rules/Regulations. You must give a 30-day calendar notice of your intent to move or you will forfeit any security deposit that may be owed to you.

What documents must I bring with me to apply for public housing?

Social Security cards and birth certificates for everyone in the household and proof of income for all applicants over the age of 18.

What are the income eligibility requirements for admission?

It is based upon which program and how many people are in your household. Low Income Public Housing income guideline is based on 30% of the median, which in our area for 2017 is $89,400, Housing Choice Voucher income guideline is based on 50% of the median. Below are HUD income charts:
